RV Flooring Repair and Replacement in Yorba Linda

On most laminated coaches the floor is a sandwich: a plywood or oriented strand board upper skin, a block foam or honeycomb core, and a lower skin, all bonded and sitting on steel or aluminum joists at wide centers. On stick built and older towables it is more likely plywood over joists with fiberglass batt insulation and a corrugated belly wrap underneath.

The consequence is that an RV floor is not a rigid diaphragm. It deflects under a point load and it flexes as the chassis works. Lay ceramic tile in a rigid mortar bed and grout on top of that and the grout lines crack, usually within one season and usually along the joist lines where the deflection is greatest.

It also means water behaves differently than in a house. Water that reaches a laminated floor core does not drain. It sits between two sealed skins, delaminates the bond, and rots the upper skin from below. The floor feels solid for a long time and then suddenly does not, because the failure is progressive and invisible until the upper skin loses enough section to give underfoot.

Because a slide out concentrates water at the one place a floor is weakest. The slide opening is a large cut in the floor structure, the slide floor itself sits at or near the main floor level, and the seal system that keeps water out is a rubber component under compression that hardens with age.

When a bulb seal takes a compression set, water runs down the outside of the slide room, past the seal, along the slide floor and into the joint between the slide floor and the main floor. It wicks into the exposed edge grain of the subfloor at that joint, which is the single most absorbent surface in the vehicle, and it moves along the grain from there. The classic presentation is a floor that feels soft in a band running parallel to the slide, one to three feet in from the opening.

Repairing the floor without correcting the seal produces a repeat. We replace the affected subfloor, then inspect and replace the slide seals and check the slide room for square before the new flooring goes down. Slide seal replacement runs $400 to $3,000 at 2 to 14 hours and it is money wasted if it is skipped.

Luxury vinyl plank and sheet vinyl are the defaults, and the reason is dimensional behavior. Both tolerate substrate deflection without cracking, both handle the twenty to thirty degree temperature swing a closed coach sees in a day, and both are repairable in sections.

The install method matters as much as the material. Glue down plank needs an adhesive rated for high temperature service, because standard flooring adhesive softens at the 140 degrees a closed coach reaches in an Orange County summer and the planks then creep and open at the seams. Floating click plank needs a genuine expansion gap at every perimeter, every fixed cabinet base and every transition, because the floor grows and shrinks as a sheet and a pinched edge buckles in the middle of the room.

Transitions at slide openings need particular attention. The slide floor and the main floor move relative to each other every time the room cycles, so the transition has to be a wear detail rather than a rigid joint. A slide that shears the flooring edge on every retraction is a transition detail problem, not a slide problem.
