What about the rail and the sidewall behind it?

This is the part that decides the real cost. A rail with elongated fasteners has been leaking into the sidewall, and if the laminate behind it is compromised then a new awning on a new rail into soft wall will not hold.

So the sequence is: assess the sidewall, repair it where needed, install the rail into sound structure, then the awning. Delamination repair runs $1,500 to $18,000 depending on extent, and finding out you need it before buying an awning is considerably better than after.

Can I upgrade from manual to powered?

Yes, and a full replacement is the natural time to do it. It adds a motor, a controller, wiring and usually a wind sensor, so it is a wiring job as well as an awning job.
